Scituate Seeks More Details on 20-Unit Affordable Condo Development
SCITUATE, Mass. โ A proposed condominium development on First Parish Road is drawing additional scrutiny from Scituate officials, who are requesting more information about drainage, parking and the project’s overall design.

The proposal, known as The Village at First Parish, calls for the construction of 20 condominiums across two buildings on a 2.54-acre property at 210, 214 and 218 First Parish Road.
The development is being proposed by First Parish Village, LLC, under Massachusetts’ Chapter 40B affordable housing law.

Under the current proposal, five of the 20 condominiums would be designated as affordable housing for households earning up to 80% of the area’s median income.
Officials Request Additional Information
During an October 26 Zoning Board of Appeals hearing, officials and nearby residents raised questions about several aspects of the development.
Concerns included stormwater drainage, potential flooding onto neighboring properties, parking availability and the project’s density within the neighborhood.
Residents also questioned whether the proposed 30 parking spaces would adequately accommodate the development.
The project would use municipal water service and an on-site septic system.
Development Plans Have Changed
The original proposal called for 24 condominiums spread across four buildings. Developers have since reduced the project to 20 units in two buildings.
The revised plan includes:
- 14 two-bedroom condominiums
- Two three-bedroom condominiums
- Four one-bedroom condominiums
- Five affordable housing units
- 30 parking spaces
What’s Next?
The Zoning Board of Appeals has not approved the project and is awaiting updated architectural and landscaping plans.
The developer’s representative indicated that the additional plans should be available within approximately six weeks.
The board scheduled another hearing for December 21 at 7 p.m. to continue reviewing the proposal.
The project has been under consideration for more than two years, with MassHousing determining it eligible for Chapter 40B consideration in August 2024.
The proposal remains under review as Scituate officials seek additional information before making a decision.
