Wareham Village Expansion Set for October Town Meeting
WAREHAM Mass- The potential expansion of Wareham Village will be discussed at the fall Town Meeting on October 26, as town officials look to revitalize Main Street and attract new businesses.
Planning Director Joshua Faherty formally proposed the expansion to the Select Board during its October 6 meeting. The initiative forms part of a broader urban renewal strategy aimed at reinvigorating the downtown area through redevelopment and increased commercial activity.
The current Wareham Village zoning district operates as a traditional village center, allowing for compact, walkable neighborhoods that blend residential and commercial uses. Under this framework, the Planning Board has identified specific areas where additional development could stimulate reinvestment and housing diversity.
The proposed expansion would add portions of Main Street, Chapel Street, Sawyer Street, and Ladner Lane to the designated village district. This change would facilitate more streamlined redevelopment by allowing increased building density, greater height restrictions, and relaxed parking requirements.

According to a Finance Committee presentation, the redevelopment is projected to boost private investment and taxable economic activity in the area. Planning Director Faherty noted that many existing properties in the targeted zones are older and smaller, presenting challenges for conventional development approaches.
The Wareham Redevelopment Authority voted unanimously to support putting the expansion before voters, and the Select Board has recommended approval for discussion at Town Meeting. If approved by voters, the decision would add the specified properties to the Wareham Village inner circle without altering permitted uses or design guidelines.
The measure will be voted on by residents during the October 26 Town Meeting, determining whether the expanded boundaries become official part of the village zoning district.
